Owner and COA Responsibilities
 
 

The COA is responsible for the management, maintenance and care of 105 buildings.  The maintenance is and continues to be, an ongoing responsibility of the COA to which your monthly association dues assessments pay for common area maintenance.  This list is based off of the Amendment to the Lodges at Roark Creek COA By-Laws, filed with Stone County Recorder’s Office on December 25, 2011.

EXCEPTION:
In those instances where approved changes to original structure to include decking, stairways, walkways and other owner requested additions or modifications that have been done or will be, maintenance and/or upkeep is the sole responsibility of the owner.  Owners should include in their insurance policy water damage from roof leaks, water lines and possible seepage from exterior rain run-off.  The COA is not responsible for construction defects to include roof, sheeting, insulation and crawl space, framing or structural supports.  The COA does not include any insurance that has any form of mold coverage.  It is the owner’s responsibility to obtain mold coverage if they desire from their respective insurance company.
 
Maintaining communications between the COA and Owners is the most important part of a manager’s job.  The COA website, www.lodgesatroarkcreekcoa.com is one avenue of communication.  Keeping the Owners informed of improvements, upcoming events and meetings will be included on the website.  Maintaining and
improving property values is a part of what we are about.
